The Inspection Process

Divided in three simple steps. Here is how a typical day is scheduled for us:

AM appointment:
8:30 AM Open for Inspection Inspection starts alone or escorted at property.
10:00 AM Homeowner Review Buyer arrives for a review of findings and recommendations.
11:30 AM Inspection complete! Report generated next day and emailed to client.

 

PM appointment:
11:30 PM Open for Inspection Inspector is alone or escorted at property.
1:00 PM Homeowner Review Buyer arrives for a review of findings and recommendations.
2:30 PM Inspection complete! Report generated next day and emailed to client.

1 Home inspection fee does not include outbuildings except main garage or shed. Properties outside the 30 mile radius from our office in Rochester will have an additional trip fee charge $2/mile.

2 Thermal vision is a superior inspection technology. Which also serves as a very detailed Energy Efficiency Evaluation. Performed at the time of inspection with pictures incorporated in the report.

3 Large buildings in the area vary greatly and cannot be grouped into one tier. Typically they have more custom features and may have multiple mechanical and plumbing systems which may require more time for a proper evaluation. Please contact us for a quote.

Complete Inspection:

Visual inspection for real estate transactions, provides awareness of home conditions to perform preventive maintenance. Verify and test operation of all systems including structural, electrical, plumbing, HVAC, and appliances. Includes Homeowner Review, a Summary Report of areas of concern and pictures in digital format. A Detailed Report can be prepared upon request and used by sellers as an alternative to disclosures. Thermal Vision

Moisture, which can be conducive to mold, missing insulation, radiant heat, wood destroying insects that cannot always be seen with a visual inspection. Repair issues before they become huge problems. Thermal vision also serves as a very detailed Energy Efficiency Evaluation. See exactly what needs action without wasting resources in other areas.

Although infrared thermal imaging is a far better diagnostic tool than the naked eye, it does not guarantee 100% accuracy, unless removal or destruction of components can be achieved to validate findings. When possible other tools are used to verify thermal images, but even with these considerations we do not claim to have x-ray vision. Conditions may change and cause the apparent temperature readings revealed in thermal images to be different at any given time.

Home Maintenance Inspection

Before asking the contractor sales agent ask the inspector. Consultation to provide advice in specific areas of concern as the seasons change. Homeowner can benefit by verifying improvements, identifying changes, or consulting issues with an expert impartial party rather than a contractor's sales agent. Includes recommendations for preventive maintenance to avoid costly repairs, how to save money through adequate weather stripping, appliance maintenance, and help to plan and prioritize improvements. Maintenance inspection takes approximately one hour. Request this service



Homeowner Walkthrogh Inspection

Perform repairs more cost effectively than a last minute transaction rush. Low cost inspection for sellers that want to make corrections before listing, or buyers that want a preliminary inspection consultation before placing an offer. This inspection review provides in-person advice of existing conditions that should be disclosed, and how to do repairs correctly for a successful real estate transaction. This Inspection takes approximately one hours, is limited in scope (no roof, attic, or appliance testing), and DOES NOT INCLUDE a report (Detailed Report can be used by sellers as an alternative to disclosures. Radon Test Information

There is no safe Radon level and the EPA recommends to consider taking action at levels at or above 2.0. Corrective actions do not always have to involve an expensive active depressurization system. Schedule an inspection to help identify issues and areas specific to your home that may need to be repaired that may contribute to radon levels and wait until after your home inspection before testing to plan easy alternative solutions that may help reduce radon levels before investing in an expensive system.

Solar Shading Analysis

If you are thinking of installing a solar photovoltaic system this digital scan, analysis and report are for you. It identifies seasonal losses due to orientation, tilt, geographic location, and horizon shading due to any obstructions from buildings and/or vegetation. Request this service



Cost Segregation Study

Required by IRS for depreciation of investment real estate properties. This report performs an engineering inspection and analysis, and as the results of the analysis provides the client with an accelerated depreciation schedule for non structural items. The investment property is financially divided into three component tiers and depreciated over 5 years, 15 years, and Bonus Depreciation option if applicable. Request this service
