General Rental Criteria

1) Good Rental History
 a) Three years of verifiable housing history.
 b) No Evictions. Evictions older than 7 years require double deposit. Recorded Eviction due to Mortgage Foreclosure does not affect rental application.

2) Verifiable Income
 a) Minimum Gross Income to have a Rent ratio of 40% (Monthly Rent / Monthly Income <= 0.40).
     Third party rent and deposit assistance are accepted.
     Not all properties participate in Housing Choice Voucher (Section 8).
 b) Current employment reference required.
  i) Letter of new employment, scholarship or student loan may be accepted as proof of income.
  iii) Self-employed individuals may use current contract or tax return for previous year as proof of income.
 c) "Joint Tenants" (legally married couples, parents with joint child, or legal guardian co-signer) are considered one joint income.
 d) "Tenants in Common" (roommates) must have at least one tenant qualify independently, or have double deposit.

3) Credit History
 a) No active collection.
 b) Residency may be denied due to
  i) poor credit history
  ii) insufficient income to cover current liabilities and rent

4) Maximum Occupancy
Please note that these are a general maximum number of occupants for the number of bedrooms noted. Additional occupancy limits due to room sizes, parking spaces, ability of the mechanical equipment to operate efficiently, or other criteria may be imposed on individual units by the State Building Code, County Fire Marshal, or City Building Safety departments.

* Efficiency (single room occupancy) - 1 occupant
* Studio (no bedroom door) - 2 occupants
* 1 Bedroom - 3 occupants
* 2 Bedroom - 4 occupants
* 3 Bedroom - 6 occupants
* 4 Bedroom - 7 occupants

5) Criminal Background Check
 a) Residency may be denied due to criminal history or failure to disclose criminal history (see Criminal Background Criteria)



Criminal Background Criteria

Crimes That Disqualify for Residency for:

5 Years after sentencing
* Non-felony harassment and/or stalking
* Third degree assault
* Felony drug or narcotics conviction
* A conviction with differenly named charge that would be considered a violation of the above crimes

10 Years after sentencing
* Multiple criminal offenses
* Third degree murder
* Second degree manslaughter
* Criminal vehicular homicide or injury
* False imprisonment
* Robbery
* Felony theft
* Felony burglary
* Felony forgery
* Terroristic threats
* Harassment and stalking
* Carrying a weapon without a permit or any other weapons charge
* Attempt to commit one of the above crimes
* A conviction with differenly named charge that would be considered a violation of the above crimes

Lifetime
* First or second degree murder
* First through third degree assault
* First through fourth degree criminal sexual conduct
* Kidnapping
* Arson
* Attempt to commit one of the above crimes
* A conviction with differenly named charge that would be considered a violation of the above crimes



Social Security Number or US Visa
* Not required before a showing, but facilitates and accelerates the records search and pre-aproval process.
* Will be required to complete application as a line of credit in the form of rental housing is established when entering a lease agreement.
